This transaction is an excellent example of how working from home has allowed homeowners increased flexibility in where they can live, and how virtual showings can be an effective tool to assist buyers who are unable to physically tour homes. Prior to the pandemic, our clients were living and working in Northern California, while the rest of their extended family lived in Los Angeles. The ability to work from home, however, opened up the possibility for our clients to move to Los Angeles to be closer to their family. As a result, our clients approached us with the goal of purchasing a home in Los Angeles while living in Oakland. We were able to arrange numerous virtual tours and showings, allowing our clients to view homes from the comfort of their home. After exploring several areas of “The Valley”, including both new construction and fixers, our clients identified this cosmetic fixer in Porter Ranch as a home with the potential to be perfect for them. Having worked to prepare our clients to be prepared and aggressive during the offer process, we were able to minimize our clients’ contingencies in order to make the offer attractive to the seller, despite being at a lower price than other offers. The inspection period then revealed that the home’s “guts” are in great condition, leaving only cosmetic updating necessary in order to make this home our clients’ dream home. After a relatively smooth escrow, our clients have now closed on a fantastic property. As the new owners of this home, our clients will now be able to customize it to their taste, and they will have a spacious, beautiful home to call their own for many years to come.
