Our client’s “need” list on this transaction included new construction, two bedroom condominium, within walking station of a Metro station, on the West Side of Los Angeles. While we knew that new construction matching this criteria would be difficult, we also knew that patience on this deal would be key, and that patience eventually paid off. After negotiating down to $810k from a list price of $830k, our client became just the third buyer in this brand new building, just one mile away from the Bundy Metro Station on the Expo Line, and an even shorter walk to our client’s work. The unit itself is also spectacular. The unit is of course brand new, with caesar stone counter tops, nine foot high ceilings with no unit above, recessed lighting throughout, a balcony with an excellent view of the Wilshire sky line, and large windows allowing for plenty of natural sunlight to fill the home. With all these features, our client will likely never want to leave home, and even when he does the walkability of the location will allow him to do so without getting in his car. This deal proves that no matter what you are looking for, it can probably be found, sometimes with a little bit of patience.
