After searching throughout the Los Angeles area for the perfect first home, our buyers found this beautiful townhome on Dickens Street in Sherman Oaks boasting almost 2,000 square feet of living space, a beautifully remodeled master bathroom, a private two-car garage, and a quiet, private roof-top deck. As a result of some advanced preparation, our buyers made a quick, clean offer that was accepted several days later after negotiation, ultimately resulting in a purchase price at below list price. The inspection, loan application, and appraisal process were all quickly completed, again due to advanced preparation, enabling our buyers to swiftly identify issues that needed to be addressed during escrow. Before closing on the deal, the escrow process involved several other hurdles, including some minor repairs to the property and research into the reserve fund of the homeowners’ association, but the issues were addressed and resolved quickly due to the diligence both on our end as well as the listing side.
