This sale is a perfect example of how timing and preparation are key when selling your home. We first listed this property in June for $1.675mm while the sellers were living in it and in escrow on their new home. Our clients accepted an offer several weeks later, only to have the buyer cancel shortly thereafter, so we decided to pull the property from the market to allow the sellers to vacate. After the sellers vacated, an extensive inspection of the property was conducted, repairs were made, and we took time to have the home properly staged. We then put the property back on the market, this time at an increased list price of $1.69mm. The response to the new listing was overwhelming. Several days later, our clients had received multiple offer. The sellers ultimately accepted an above-list offer for $1.72mm. The escrow process went extremely smoothly with no major issues coming up during inspections, due in part to preparing the home in advance, and with close of escrow occurring 30 days later.
