After convincing the property management company that they were not permitted to charge our client a contract termination fee, we decided it was in our client’s best interest not to list the property for sale while the tenant was in possession. This proved to be the correct decision after several failed attempts to make appointments with the tenant to show the property to prospective buyers. Upon the tenant vacating the property, it was quickly listed, and a cash buyer was identified in just 15 days at a sale price of just $4,000 under our list price of $369,000.00. Escrow opened, inspections conducted, repairs completed, a title issue resolved, and escrow closed in just 11 days saving our client the time, money, and stress associated with a long escrow period, and all of this was accomplished during the holiday season, to boot!
